Venice’s Thatcher Yard Affordable Housing Slated to Break Ground in 2020

A supportive housing development catering to low-income families and seniors is on pace to begin construction next year on a city-owned property in Venice.

The Thatcher Maintenance Yard, a 2.1-acre site at 3233 S. Thatcher Avenue, is poised to be redeveloped with a series of one-, two-, and three-story buildings above a subterranean parking garage.  Plans call for 98 one-, two-, and three-bedroom apartments with amenities such as a fitness center, a courtyard, and community rooms.

Thomas Safran & Associates, the developer of the Thatcher Yard project, has commissioned architect Steven Giannetti to design the apartment complex, with HED serving as architect as record.  The larger structures are located toward Lincoln Boulevard to the east, while the buildings pare down in height to match the scale of single-family homes to the west and north.

According to a Sustainable Communities Environmental Assessment published by the City of Los Angeles, construction is anticipated to begin in the third quarter of 2020.  Completion is expected in the second quarter of 2022 after an approximately 20-month buildout.

The Thatcher Yard project is expected to receive funding from Measure HHH.  Other affordable developments in the neighborhood include a 34-unit apartment building planned on Rose Avenue, at a 40-unit building proposed on at 2467 Lincoln Boulevard.  Both of those projects are being developed by Venice Community Housing Corp.
